We are still feeling the repercussions from Hurricane Ian. The good news is that although we had approximately $22,000 of unbudgeted hurricane costs, we are only $2,000 over budget year-to-date. Thanks for all the support for the upgrade of the Low Rise roofs. After a few bumps in the road, these roofs are near completion. We have had Karins (our engineering firm) inspect the work to double check the quality. It meets all specifications and the estimated life of the new roof is 40-50 years. We will be getting new Wind Mitigation reports on the Low Rise Buildings from Karins. Then they will go to Atlas (our insurance company) and Sunstate will put on our website and also eblast owners.

Unfortunately, we are experiencing some major leakage in the High Rise. There was damage from Ian but the leaks continue due to the heavy rains. Because this is the rainy season, the roof can’t be fully repaired right now. Manson Roof will “patch” as well as they can but there are no guarantees. The cast iron stacks in the High Rise will need to be replaced before the new roof is installed. We are looking at the first quarter of 2024 for complete replacement. This is absolutely our top priority for 2024. These persistent leaks are another indication that all owners need regular “checkers” for their condos. If you are not there full time. please make arrangements for someone to check your unit on a regular basis.

The Capital Spending Committee has started research into new High Rise windows. They are developing specs for bids and entertaining all possible options. Questions did arise regarding the sliders. Sliders are individual owners responsibility (as stated in our documents).

The tennis courts are still on our radar. Right now we have new bids — $40,000 and $120,000. The consensus is that we will fix them if it is financially feasible but it is not a priority at this point. We will have more complete info at the July meeting.
